Residual Current Devices (RCDs), Surge Protection Devices (SPDs) and Arc Fault Detection Devices (AFDDs)
RCDs are protective devices that almost instantaneously switch off a circuit or group of circuits in the event of certain faults developing within an electrical installation, providing added levels of safety for you and your family.They are recommended for all parts of a domestic installation, and  are under the 18th Edition of the Wiring Regulations became mandatory for virtually all new or altered parts of such an installation. 
SPDs are designed to protect the often expensive electronic equipment within your home from transient over-voltages. They are recommended for all home installations.
AFDDs are also recommended for all homes. They can detect faults that may lead to an electrical fire within an installation.

Consumer Units
For sometime now, Consumer Units have been of metal construction, designed to offer greater protection against fire. 
This doesn’t necessarily mean that older units are inherently dangerous or must be changed as a matter of course. 
More pressing reasons to change a consumer unit would be the lack of space to expand an installation in order to provide new circuits or to retrospectively provide RCD, SPD or AFDD protection.

Landlords and Tenants
The Landlords and Tenants Act of 1985 places a legal duty on landlords to properly maintain the electrical system in a rental property.
During 2020 legislation will make it mandatory for all electrical installations in the Private Rented Sector to be inspected at each change of tenant and, in any case, every five years. 
I provide periodic Inspection and Testing services, including a comprehensive Condition Report, which meets this standard.
